Balwyck functioned as the management and owner representation layer within this structure, coordinating communication between Iron Gate’s leadership, Martin Brudnizki Design Studio, internal teams, specialty fabricators, artists, and contractors. The team implemented the working schedule, aligned procurement with construction sequencing, administered contracts, enforced budget parameters, and produced structured reporting for the development leadership. With design and construction advancing in parallel, rapid decision pathways were established to maintain field momentum while protecting cost certainty and quality standards. Ongoing risk evaluation minimized change order exposure and preserved delivery targets, allowing Iron Gate to maintain full control of development strategy and key approvals while Balwyck managed the day to day execution framework.
