With Iron Gate directing the development of the Marina Village, Casena was delivered through a tightly managed process that required coordination across internal teams, international consultants, contractors, and specialty fabricators. Balwyck served as the project management and owner representation arm within this framework, creating the systems that translated the developer’s strategy into day to day progress on site. The team implemented the project schedule, established budget governance, and built reporting tools that provided real time visibility into cost, timeline, and risk. Procurement pathways were structured to align with the construction sequence, allowing design evolution without interrupting field momentum. Early identification of conflicts reduced change orders and protected delivery targets. This approach enabled Iron Gate to retain full development leadership and decision authority while Balwyck managed execution, communication flow, and financial discipline across all active workstreams.
